Ending the tenancy of someone who has died
If the tenant has died and you are dealing with their affairs, we will end the tenancy four weeks after you provide us with the death certificate. Tenancies do not automatically end when a tenant dies, so we still need written confirmation.
You should complete a Termination of Tenancy Form and send it to us as soon as possible. Please tell us the date you will return the keys of the property. The notice period will start from the Monday after we receive your notification.
Rent will continue to be charged to the late tenant's estate until the tenancy is ended appropriately. Any housing benefit or universal credit entitlement will automatically stop from the date of death, so full rent will be due during the notice period. If any refund is due for rent paid in advance, this will be paid to the late tenant's estate.
If you would like any advice or are having difficulty clearing the property, we can offer a pre-termination visit to discuss this and agree a way forward. For further information, you can download our Tenancy Terminations Policy
